Lovell”s £12.3M Oakfield Grange development near Cwmbran in South Wales can now get fully underway following the demolition of the former primary school buildings by Walters.
Having been appointed Principal Contractor for the demolition and site preparation phase, Walters proceeded to remove all licensed and non-licensed asbestos-containing materials (using a specialist licensed sub-contractor), before then undertaking a full soft strip out of the internal fixtures and fittings of the various buildings in preparation for demolition.
The site was located in a densely populated residential area and access was severely constrained, requiring sensitive liaison with local residents and the local authority to get plant, materials and equipment into and out of the site safely. All hard arisings from the demolition works were processed and crushed on site by Walters own mobile crushing plant ready for re-use in the follow-on construction works. With the exception of the asbestos-containing materials (which were removed directly to a licensed waste facility), all other materials arising from the demolition were removed from the site to licensed recycling centres.
Throughout the works, Walters liaised closely with Lovell”s appointed ecologist regarding matters of a sensitive ecological nature – including invasive plant species, bats and nesting birds – to ensure that the works complied with current environmental legislation and good practice at all times.
Lovell”s new development will provide much-needed housing capacity for this popular location. Close to the M4 and ideal for commuting, the site will offer a mixture of 2, 3 & 4 bedroom homes with almost one-third of the site capacity specifically aimed at the affordable rented sector. In total 77 new homes will be available, with initial properties scheduled for market release as early as October 2017.
