PROJECT OUTLINE
Lovell”s Oakfield Grange development will offer a range of 2, 3 and 4 bedroom freehold homes for sale, due to be released early autumn of 2017. Demolition of the former Oakfield Primary School (Cwmbran) was required in order to prepare the site for redevelopment. In all, the development will include 55 houses for open-market sale, together with 23 affordable rented homes for housing association Bron Afon. The development is a key site for Lovell in a great location for commuting (via the M4) and close to Cwmbran town centre.
PROJECT DELIVERY
The development site was located within an existing housing estate making access difficult due to the narrow approach roads. A high degree of coordination and planning with both local residents and local authorities was necessary to ensure that Walters were able to move plant and equipment safely and efficiently into and out of the site.
Asbestos-containing materials were found to be present throughout the Oakfield Primary School building. Walters engaged the services of a licensed asbestos removal contractor to remove all asbestos-containing materials under strictly controlled conditions prior to commencing soft stripping and subsequent demolition works.
Walters liaised closely with Lovell”s appointed specialist on sensitive ecological matters – such as the removal of invasive plants and nesting bird inspection – prior to commencing structural demolition.
With the exception of the asbestos-containing materials, all other materials arising from the demolition work were either recycled and reused on site or sent to licensed off-site recycling centres.
The works were delivered safely and to budget in 14 weeks without any accidents or incidents being recorded.
